THE BOAT AND ALL YOU NEED TO KNOW ABOUT IT

The Boat is a 14-storey building located at 49 Queens Square in Belfast. It’s a mixed-use building comprising 9 floors of offices and 8 luxury apartments. All floors have floor-to-ceiling glazing, maximizing the views. The Boat was the winning proposal in a developer-led design competition set by the Belfast Laganside Redevelopment Corporation.

The building was designed by TODD Architects. The developer of The Boat was Strangford Estates Ltd. The construction of The Boat commenced in May 2007 and was undertaken by P Elliott and Company, a Republic of Ireland firm. The construction was completed in December 2009.

As for the ownership, it’s not explicitly mentioned in any search results. However, Harry Dougherty of Strangford Estates Ltd has been involved in submitting planning applications for The Boat, suggesting that Strangford Estates Ltd may still be involved in its ownership.

The building is locally named as “The Boat” due to its unique curved glass facade which resembles a boat.

Regarding its success, The Boat has been described as probably the first true mixed-use development of its kind in Belfast. It embodies ‘work, rest, and play’ and gained approval for bar/restaurant (leisure), office (commercial), and apartment (residential) uses all in one building. Current occupiers within The Boat include Staffline Recruitment, Codec, Mott MacDonald, the Bar Library, and the British Council.

The Boat site also includes an extension referred to as The Lifeboat, which comprises a bar/restaurant, offices, and 4 apartments. The Lifeboat takes its name from The Lifeboat Bar, which was demolished to make way for the development of The Lifeboat extension. The Lifeboat Bar was established in 1921. So, The Boat replaced The Lifeboat Bar.
