I live off Henrietta street in Dublin 1 and for the last seven years [or even longer] the area has been a huge building site and the pace of change is increasing by the day. I recently read in the Irish Times that they have counted 109 tower cranes in the City Centre ["There were 109 cranes visible over the centre of Dublin on January 1st from the seventh floor of The Irish Times building on Tara Street"]. Many of the cranes are close to my apartment. On Dominick Street, alone, there are currently two large Student Accommodation Complexes under construction and within walking distance there are many such complexes and hotels under construction. The Green Line Tram Network extension has had a huge impact on the area as has the Grangegorman College Campus project.

As there is much change ongoing in the area I photo Dominick Street [Upper and Lower] every few weeks. The area near the church is more-or-less static but there is a major public housing project underway beside the tram stop. On the Upper section the two new student accommodation complexes are now fully operational so I do not expect much change this year.

Currently new homes are being built on part of the former Dominick Street flats complex on the east side of Lower Dominick Street, Dublin 1, at the junction with Parnell Street.

The regeneration of the Dominick Street area was originally a Public Private Partnership (PPP) for an extensive mixed use redevelopment on both sides of the street. However the PPP collapsed in 2008, after three of the flat blocks had been demolished.

In 2009, Dublin City Council submitted a revised master plan for the regeneration of the Dominick Street area to An Bord Pleanála. Unfortunately, funding was unavailable and the site remained vacant.

In 2013 the City Council revisited the scheme with the aim of progressing the regeneration of the eastern site. Two further blocks of flats were demolished, a new east-west link road to Dominick Place was created, one of the original masterplan sites was transferred to the Department of Education for a new primary school and a new tram line passing along Dominick Street was constructed.

In 2015 City Architects issued a tender for the appointment of a consultant design team to develop the site based on the final masterplan brief.

In November 2018 a construction contract was awarded to Duggan Brothers Contractors Ltd. Construction work started on 14th January 2019 and the new homes are due to be ready for occupation in June 2021.

The completed development will provide 72 homes as social housing, comprising five three-storey town houses and 67 apartments over five upper levels arranged around a landscaped residential courtyard. A community centre and commercial/retail space are located at ground floor level with a basement car park below. The design also includes public realm works to the new road, Dominick Place and pavement works on the Dominick Street frontage.
