For months, it’s been earmarked for a significant new hotel, a project set to bring new life to this corner of the north inner city. But despite expectations, the site remains quiet. The diggers are yet to arrive, and the sounds of construction are noticeably absent.
So, what’s actually happening behind those hoardings? Is the project still on track? We did a bit of digging to find out.

Contrary to appearances, the project hasn't been abandoned. Instead, it’s in a pre-construction phase, effectively on pause while waiting for a planning decision.
Things seemed ready to go at the end of January 2025 when a Commencement Notice was filed, signalling that building work was imminent. However, just a couple of weeks later, in early February, the developers submitted a new planning application. This new application aims to amend the already-approved hotel design.
In the world of construction, this is a logical step. It makes no sense to start digging foundations or erecting a steel frame for a building that you might have to redesign. To avoid wasted work and ensure the final building is fully compliant, major construction is halted until the planners at Dublin City Council have given their verdict on the proposed changes.

The driving force behind the Bolton Street Hotel is Twinlite, a prominent Irish property developer. They acquired the site and its planning permission in September 2024.

While the names might sound like something from a fantasy epic, they are special purpose vehicles registered to Twinlite's address, giving them full control over the development.
